Asset Management

Redevco offers full service asset management services that can be tailored to our Client's real estate portfolio needs to ensure a level of customer service that only 30+ years can provide.

Management Objective
Establish operational property management, maintenance and leasing plans to incorporate into the daily operations of the property.
  • Detailed Leasing plans to fill vacancies in the property and increase cash flow with in-house Leasing Team
  • On-going maintenance, inspections and first class operations to enhance property appearance to be more inviting to Tenants and Patrons
  • Reduce operating costs to maximize Client's return on investment
  • Keep Client informed on their assets performance
Asset Management
Management will work with Clients to outline a physical management plan for the property which includes but is not limited to maintenance planning, repairs, leasing, and operations. Depending on what services are currently being performed under contract and what services are necessary to operate the property in a first class manner, Management will make recommendations and implement required services upon Client's approval.

As a result of being in the real estate industry for over 30 years, we have established proven policies and procedures for bidding all services to obtain high quality vendors and services at competitive rates. Both Clients and Tenants are provided a twenty-four (24) hour emergency contact in the case of emergency. Redevco can also provide their Clients with property maintenance services including janitorial, landscaping and pressure cleaning service thanks to our affiliated in-house Maintenance Team.

Document Management
We have the ability to review, comprehend and abstract all contracts, loans, insurance policies and Tenant Leases in place to ensure all parties, including the Client, are performing as required under their contractual obligations. This also includes managing tenant and vendor insurance certificates provided to Client, to ensure Client's interest is adequately protected from potential third party insurance claims.

Financial & Accounting Services
Redevco can provide its Clients partial or full accounting services including receipts and disbursements, annual operating budgets, annual CAM reconciliations, bank statement reconciliations, rent collection, approval and processing of payments for Owners signature.

In addition each month a Financial Report is generated by Management and provided to our Clients. Each report provides in detail the income and expense variances from the approved budget, tenant sales information, insurance schedules, leasing reports, rent rolls, open or pending insurance claims, issued or open permits for the property, contract and Lease management deadlines, as well as updates on maintenance and repairs at the property.

Management Inspections
Inspections are completed routinely by Managers to identify repairs, violations, and any potential liabilities. Not only does this method provide a sense of security for the Client, it also reflects a positive pattern in management operations to Tenants, Lenders and Insurance Companies. Management will provide thorough tenant move in/move out inspections and periodically spot check vendors, maintenance, and security, if applicable to ensure all duties are being performed as contracted.

Exclusive Brokerage & Marketing Services
Management and In-house Leasing team analyze comparable properties within the area to determine market rents for vacancies, and we customize the listing to targeted tenants.

We also provide our Client's national advertising through the various leasing websites; Broker Cooperation; Brochures/Flyers; Property Signage; Referrals; Canvassing; and Advertisement on our web page. Management will generate a standard of leasing with Client identifying minimum rents, terms, conditions and uses. We utilize a thorough application process including a standard application, financial statements, tax returns, credit reports, employment/landlord verifications and references unless otherwise directed by our Clients. If Client desires Management to generate a lease, Management will utilize Client's lease form or we can provide a form subject to Client's prior approval for use.
